We have a process that provides you with architectural design expertise coupled with building experience. We work collaboratively with our architects and designers and coordinate the entire design process for you - no stress! We are there every step of the way to guide and assist you in your decisions to suit your budget. This means we can design your dream home and deliver a value for money luxury residence.
All of our custom builds are as unique as our clients and so the costs vary on each project. We work collaboratively with our clients from day one via our simple Six Step Design + Build method to ensure your home matches your budget. Sadly a lot of people go direct to an architect to have full sets of building drawings completed only to find out later that the architect's vision is beyond their intended spend. That's why we recommend that you take advantage of our years of experience as professional builders and our proven design, cost planning and fixed price contract service. At the end of the day the build will cost no more than you want to spend - you stay in control of the costs and we work for you.
If we know your budget from day one we're able to advise on the cost implications of the architectural features and structural elements required to build your custom home. This means that we can then reference these against your budget to ensure the final design is feasible for you to build. We do this right at the beginning at our Concept Design stage where we provide a line by line Cost Plan to determine the building costs against budget. This way our clients don't join the 80% of people who end up with design drawings that they can't afford to build and nothing else to show except an architects bill.
No we don’t, and here's why. A Provisional Sum, more commonly known as a PS, is an allowance that a builder has made to complete a task. It covers labour only or labour and materials. The thing about PS’s is that they are 'g'estimates which mean they often change when the final cost of the tasks are calculated. Be wary if a builder has filled your building contract with PS’s as you could find your contract price increasing dramatically throughout the build. Builders who rely on using provisional sums in their quotes are generally disorganised and are not prepared to put in the time to quote your job properly. It’s a big red flag and the chances are you’ll be taken advantage of. Typically they include unrealistically low provisional sum allowances in their quote so that their price appears much lower than their competitors – in the hope you’ll make a decision purely based on the price. These builders know that if there is any error in their PS allowances, they will be passed directly onto the client. That's right you pay for their error, which means they have no risk or have to take responsibility. This is why as a professional builder we ensure that the design drawings and construction documents that we produce together with you cover off on every detail of your custom build, signed and sealed with a guarantee of no surprises or cost over runs that come out of your pocket.
No, but much like a Provisional Sum, a prime cost item is a dollar figure allowance used in building quotes and contracts by most builders. It’s essentially a 'g'estimate for materials such as appliances, sinks, taps etc. The major difference being that the allowance for a Prime Cost item only covers the supply of that item. Just like provisional sums, prime cost items do change depending on your final selection and therefore can incur additional costs with a builder that gets you to pick your fixtures on the fly after you sign a contract and start building. So as a professional builder we have our interior designers work with you to determine your selection choices prior to signing a contract. This not only takes the pressure off you during the build, but also gives you peace of mind knowing the costs are locked in and won't change and cost you more than you bargined for.
Yes we do. This is an important part of our process and essential to finalising your build cost and true fixed price contract. Our experienced interior design and colour consultants will work with you on every detail from your paint colours, tile selections, tapware, light fittings through to your joinery finishes and door handles and much, much more. We all have a fair idea of how we want our home to look and feel when it's finished, and it's so helpful to have a professional guide you to take the double guessing out of the equation and really nail the final colours and finishes before you sign a building contract.
