We only accept a limited number of projects each year, so we aim to find out if our services align with your needs, and if not, we can point you towards a reputable builder.

Design Consultation

Next, we meet our architectural design consultant to delve into your design preferences and requirements to begin a comprehensive design brief. We consider a range of details, including your site specifications, the size and scope of your new home, floor plan, indoor and outdoor design, kitchen, joinery, fittings, finishes and other specific requirements you may have.

With this, we prepare a project-specific fee proposal that outlines the path to our next phase, tailored to your project's unique needs and aspirations.

Concept Design & Cost Planning

We create comprehensive Concept Design documents, including floor plan layouts, external elevations, window and door schedules, external finishes & 3D perspective drawings. As experienced custom home builders, we diligently assess and refine these designs, ensuring they align perfectly with your unique design requirements and preferences.

Subsequently, leveraging current local construction cost data, we will construct a detailed, line-by-line Cost Plan. This financial blueprint allows us to precisely determine the project budget, providing you with a clear picture of the financial commitment before proceeding.

Preliminary Building Agreement

Upon your approval of the concept design, we mobilise our entire team of design consultants to craft the construction-ready drawings essential for your project. This includes architectural design drawings, a site survey, a soil test & site classification, structural engineering design drawings, hydraulic engineering drainage & water service design drawings, landscape architect design drawings,  and interior design & selections.

At this stage, you will collaborate with our experienced interior designers, who will guide you through selecting your finishes, fixtures, and fittings.

With these documents, we draw up your Preliminary Building Agreement.

Competitive Quotation Process

After we have gathered all the essential project details, we initiate discussions with our network of trusted suppliers and subcontractors to ensure that we possess the most precise and comprehensive pricing information. Through our process, we avoid open-ended Provisional Sum (PSs) or Prime Cost (PCs) allowances. We completely mitigate the risk of budget overruns during construction and offer a true fixed-price contract with no open-ended allowances.

Luxury Custom Home Fixed-Price Building Contract

Our commitment to transparency and precision culminates in presenting a definitive Fixed-Price Building Contract, ensuring a seamless journey towards realising your luxury custom home. This contract is a formal, signed pledge to deliver a residence that aligns precisely with your stipulated requirements and expectations.

Customised Digital Project Management

Following signing your Fixed-Price Contract, we initiate the development of a bespoke Live Design Build Create application tailored to your project. This digital tool is your comprehensive online portal, where we upload all relevant documents and information, including architectural plans, engineering data, material selections, and project schedules. With all your project details available at your fingertips, you can stay well-informed and remain confident in our work throughout construction.

Construction

With the design accepted, the timeline planned, and every detail of your build meticulously scheduled, we can begin construction. We operate on a carefully constructed timeline with as much transparency as possible so you can relax and enjoy the construction of your new home without unnecessary stress.

You can track our progress with real-time updates and insights through your personalised Live online portal and app. Additionally, you’ll have ample opportunity to witness your project's evolution firsthand through regularly scheduled site visits.

Project Handover

Upon completion of the construction, we undertake a meticulously documented quality assurance process, ensuring that every detail of the project meets the highest standards of craftsmanship. Once we’re absolutely satisfied that your new home will exceed your expectations, we present you with your keys and accompany you on an unforgettable walkthrough of your new residence.

Ongoing Support and Involvement

Our work on your project doesn’t end with the handover; we stay in touch with you and welcome you into our community. We are available for any questions or concerns that arise during your acclimation to your new lifestyle and return to the premises twelve months after handover to conduct our Home Maintenance Check to ensure your home is built to the highest standards and thrives through every season.
