Crafted to harness the prevailing coastal winds, this expansive four-bedroom residence boasts an array of versatile spaces, including a cinema room, a study, a rumpus room, and seamless indoor/outdoor living areas. It exemplifies a perfect amalgamation of contemporary design and practicality, tailored to cater to the needs of a growing family.

Challenges

Before commencing the project, the site was occupied by a substantial two-story Queenslander-style residence that necessitated removal. In addition to this, the pre-existing in-ground concrete swimming pool was also demolised and removed to make way for the upcoming construction. Furthermore, we encountered other challenges, including the excavation of foundations in sandy terrain with a high water table, a circumstance influenced by the site's proximity to the coastline.

Solutions

In working closely with the structural design team, we proposed a strategic approach of combining strip and pad footing construction as an alternative to deep pier footings. This decision was instrumental in mitigating the challenges posed by the high water table, resulting in substantial cost savings for our client by averting potential latent condition expenses.

Outcome

The completed family residence is a captivating embodiment of contemporary design, notable for its innovative utilisation of angled walls to harness the coastal breezes. Its exterior presents a diverse palette of finishes, including clay brick skin feature walls, contributing to its unique aesthetic appeal. Furthermore, it boasts a custom-built, above-ground concrete pool that seamlessly integrates into an expansive outdoor entertainment space, adding to the overall allure of the property.
